Higher mortgage rates are meeting softer deal flow in Huntington Beach

CNBC also reported that purchase mortgage applications were 15% lower than the same week one year ago. Fewer buyers are stepping forward right now. That is the honest backdrop for this market.
What the Huntington Beach numbers say
These are the three months ending August 31, 2026. The Real Estate Data Aggregator counted 1,238 homes sold across Huntington Beach. That is down 7.5% from the same three months in 2025.
The Real Estate Data Aggregator shows inventory up 4.5% while pending sales fell 6.8%. More homes are sitting. Fewer are going under contract. That is what higher rates do to buyer momentum.
Still, not every ZIP code is moving the same way. Some are tighter than ever. Some have real patience built in. Let me show you the spread.
Median sale price by ZIP code
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several Huntington Beach ZIP codes beat that pace by a wide margin. A few fell short.
Price change year over year, by ZIP
92660 saw the median rise 30.9% to $3,650,000, per the Real Estate Data Aggregator. That is a big move. On the other end, 92663 saw the median fall 18.7% to $2,685,000. Prices do not all move together here.
How fast are homes going under contract?
Speed tells you where buyers are still eager. The Real Estate Data Aggregator tracked the share of homes that went under contract within two weeks of listing.
92841 had 61.3% of homes under contract within two weeks, per the Real Estate Data Aggregator. That is the top of the market for speed. 92663 sat at 20%. Same region, very different pace.

92663 averaged 68 days on market and a 95.4% sale-to-list ratio, per the Real Estate Data Aggregator. Only 4.6% of homes there sold above list. Sellers in that ZIP are negotiating, not collecting multiple offers.
92708 and 92844 both sat at 28 median days on market. In 92844, 61.9% of homes sold above list. That is a very different conversation for a seller.
Where inventory is growing and where it is shrinking
92627 saw inventory jump 36.1%, per the Real Estate Data Aggregator. That gives buyers more to choose from and more time to decide. 92844 saw inventory fall 29.4%. Fewer choices there means sellers hold more of the cards.
Pending sales: where buyers are still moving
92647 bucked the trend. Pending sales rose 11.8% there, per the Real Estate Data Aggregator. Sales also rose 16.2% in that ZIP. Buyers are active where the price and the supply line up.
92844 saw pending sales fall 32.3%. That is a steep drop. Fewer buyers are committing there, even though inventory is also tight.
The rate picture in plain terms
CNBC reported that mortgage rates topped 7% for the first time since January 2025, back in September 2026. They have kept climbing since. Realtor.com confirmed the same threshold.
At 7.49%, monthly payments on a typical Huntington Beach home are meaningfully higher than a year ago. That is not a reason to panic. It is a reason to price carefully and prepare well.
The Federal Housing Finance Agency reported U.S. prices still rose 0.3% month over month in July, seasonally adjusted. The market is not falling apart nationally. It is adjusting.

If you are a seller, the ZIP code your home sits in matters more than the overall market. 92708 and 92841 are still moving fast. 92663 and 92649 are asking for patience.
If you are a buyer, more inventory in some ZIPs means you have a little more room. But the tightest ZIPs still see most homes go above list price.
